Malpractice of collecting Rs 5000 from tenants has started by Ganga Nebula Management Committee they are extorting Rs 5000/= from tenants and the weak argument and illegal argument for them is if tenant breaks glass window of the society office , we will deduct that from them.
My argument to them was " What if Member of Society does the same , you don't ask deposit from them and more over you already collect non occupancy charges "
Anyhow this is Not allowed by any By Law , What is allowed by law # 43 is "Non Occupancy Charges" which is 10% of Service Charge " Which our society is already getting..
Then this Rs 5000 is like Extortion Money.
I have requested our Chairman to STOP this practice immediately as this is illegal and hampers cooperative movement.

Hello Everyone,
ReplyDeleteI would like to give you all some clarity for the amount of Rs. 5000/- collected. I have several points to prove that this charge is acceptable.
This amount is taken by the society when the new tenant moves inn. It is refundable at the end of the tenure.
1) Many a times, there are people who move in and cause damage to the common areas while shifting in and out of the apartment. Also when people are moving out they leave behind their old mattress and all unwanted stuff outside the main door which stays there for ages and smells. This causes a nuisance to the neighbors and people going up and down the stairs. This is why the amount is collected.
2) Also when the tenant is getting some repair work done in the apartment, there are not bothered about the apartments below them, Hence, things are thrown out of the window on to other peoples terrace causing damage to the sun shades and breaking them. Who pays for THAT. ??????????/ Hence, the amount of Rs. 5000/-. I PERSONALLY HAVE HAD TO GET MY TERRACE ROOF SHADES CHANGED TWICE FOR SOMEONE ELSE'S CARE A F*** ATTITUDE.
3) There was a time when I walked into my apartment and found water all over the apartment which had dried over days. That water came from the kitchen drainage trap. There were tomato, onion, lemon peals which had come out from there along with plastic bag and had dried on the floor. Thanks to the neighbors above me, who had shoved things down the sink causing a blockage in the drain system. The water must have gushed out with such force that the cabinet door where the drain is was vide open and the water ran all the way till the start of the bedrooms. I had a tough time tryin to get the stains and all the stuck muck off the floor. Hence the charge.
4) When owners above get their apartment painted / refurbished. Owners are not there to supervise over the workers.... The workers have poured paint along with the left over of soft plaster into the drain pipes from the 5th floor apartment. That harden up on the elbow of the 3rd floor causing major blockage in the pipes. This water had collected in the pipe right up to the 5th floor and from the pipe joints started to seep into my living room wall. After bringing it to the society attention. Mr. Shinde the Manager who is always very polite an co-operative sent the society plumber to all the flats above to track the problem. Finally, they had to break open the floor tiles on the 3rd floor apartment to remove the big chunk of plaster from the pipe. I have personally seen the plaster and supervised the Job and taken pictures of the crap that came out of the pipe. WHO PAID FOR THAT ????????????????? THE SOCIETY PAID.
AS THE TENANTS OF THE 5TH FLOOR DID NOT TAKE RESPONSIBILITY. THE ANSWER GIVEN BY THEM WAS " WE MOVED IN AFTER THE APARTMENTS WAS PAINTED, HENCE PLEASE CATCH THE OWNERS" I am saying all this with confidence as I was there personally when all this happened.
We as owners also have to take initiative in our property while getting work done in our apartments. Also make sure that while we are doing our apartments we do not damage the apartments of neighbors below. As owners, we are concerned about renting out the property to generate income, we should also take responsibility to make sure our neighbors are not in anyway inconvenienced. Coz they are not earning any money out of you. I have personally seen how tenants use and abuse the property.
These charges actually should be collected from the tenant by the owners or directly by the society from the tenant when they come with their agreement. That way the tenant will be on the alert at all times.
I am sure you all will agree and look at it from a different angle. At the end of it I would like to mention the Society is doing thing to SAFE GUARD OUR INTEREST. Specially people like you and me who do not live in PUNE.

Point 2 , 3 and 4 are unrelated make's no sense to me. Sorry for being upfront. Situation mentioned in point 2 , 3 and 4 has happened between owners as well.
